OAK BROOK, IL-Inland Western Retail Real Estate has a $90.2-million deal in place to buy 22 stores in Upstate New York leased to the Eckerd Drug Store chain. In addition, the REIT also hopes to close on a 161,834-sf retail center in Kalispell, MT for $25.2 million.
The Eckerd stores, which average 12,469 sf, were built between 1997 and 2004. Two each are in Batavia, Buffalo and Rochester, while the remainder are scattered throughout New York State. In addition to the 22-property deal that comes out to $329 per sf, Inland Western Retail Real Estate also plans to acquire a 2,790-sf Tim Horton's Donut shop in Canadalgua, NY for $513,000, according to a filing with the Securities and Exchange Commission.
The Montana shopping center is partially completed, according to the REIT's filing, but already has 104,996 sf occupied by Borders, Ross Stores and TJX Cos. That portion will cost Inland Western Retail Real Estate $17.3 million. The remaining space will change hands once the developer completes tenant improvements.
