The six-story structure will be positioned on 3.07 acres at the intersection of Sugar Creek and Century Square boulevards in the 110-acre office and commercial component of the master-planned, golf course community. The scheduled completion date is fourth quarter 2006. According to developer Harry M. Green, an additional eight acres is available for two more office buildings. "Groundbreaking on those other two will be dependent on demand," he tells GlobeSt.com, "though I have high expectations." At build-out, the office complex will total 450,000 sf to 600,000 sf.
Green, who is handling leasing activities, says he'll begin solid marketing efforts on phase one within 30 to 45 days. "I'd planned this project about four or five years ago and had gone into the development phase," Green says. "But others were breaking ground in the area ahead of me, so I just decided to wait on the announcement." The investor's real estate interests in the area include a small office building at 100% occupancy and "shopping center interests around the city," he adds.
HKS Inc. in Dallas is the architect for Three Sugar Creek Center. the Providence, RI-based Gilbane Building Co.'s Southwest regional office in Houston will be the general contractor.
