The 563,000-sf Midtown-area asset, which has a unique "wedding-cake" design" is owned, leased and managed by Equity Office Trust. The site is now nearly 95% occupied. In July of 2004, Discovery Communications Inc., parent of the Discovery Channel, signed a 16-year commitment for 150,940 sf to become the anchor tenant. Though specifics of the Titan deal were not released, advertised rent for the site is $49 per sf.

Matthew Astrachan and Kathryn Beach of Cushman & Wakefield represented Titan. Joe Artusa, director of leasing, acted on behalf of Equity Office along with Paul Glickman and Robert Gallucci of Cushman & Wakefield as agents. Astrachan says at 850 Third, Titan had options for a "wide open floor plan that will be especially conducive to their work flow," adding that the site would meet current as well as future expansion needs. Founded in 2001, Titan has opened nine new offices around the world over the last two years.
