Whitney Foley, senior leasing associate with Paradigm Properties LLC, tells GlobeSt.com that the organization, known as MassINC., had been in the 12-story, 196,109-sf building for about five years when it opted to increase its total office area to 6,635 sf. Foley, along with Erika Eichner and Tim Martin, also with Paradigm, handled the negotiations for Meritage Properties, which bought the brick multi-tenant office property in April. MassINC. was self-represented. Terms of the lease were not made public.
The building, which numbers among its tenants Archibus Inc., the Massachusetts Voter Education Network, Unicco Service Co. and the American Cancer Society, among others, is approximately 92% occupied, Foley says. Located in the financial district at the corner of State and Tremont streets, 18 Tremont was built in 1902 and renovated in 1989. There was an additional lobby renovation in 2000.
