LANDOVER, MD-Glendale, CA-based American Realty Advisors has acquired the approximately 101,400-sf warehouse at 6340 Columbia Park Rd. The company purchased the 14-year-old building for an undisclosed amount from Rockville, MD-based MGP Real Estate LLC, which had purchased it in 2000 for $3.9 million. The structure and the 6.4-acre parcel it occupies have an aggregate current assessed value of $4 million.

Located off Rte. 50 near the Capital Beltway and the Baltimore/Washington Parkway, 6340 Columbia Park is surrounded by government contractors including Honeywell, Raytheon, Lockheed Martin, and NASA. Two tenants occupy the entire single-story structure. The US Department of Defense is the lead tenant with 62,000 sf of space. Underwater engineering and operational solutions provider Phoenix International is the other tenant.

"Our investment in 6340 Columbia Park Rd. is consistent with American's industrial strategy to invest in premier, well-established distribution properties in supply-constrained markets with strong long-term tenant demand," says company president and CEO Stanley Iezman. He adds that the property's location "creates a competitive advantage for those tenants who desire access to that market."
