The final leased rate "was fairly close to the quoted rate" of 32 cents per sf, triple net, says Walter Menuet, vice president of Vantage Cos. in Houston. Menuet and colleague Ryan Cropper, represented the owner, Vantage Development, while Steve Kuper and Steve Adkisson of Houston-based National Realty Group, Inc. brokered the transaction for Westye.

Menuet says no renovation was required on the space, located at 10350 Clay Rd., before move-in. "We had a pre-finish in there, it was brand new and had a ready move-in," he says, adding that the space had been vacant for awhile. The Westye lease, however, brings the 1999-completed property to 100% occupancy.
