Teng & Associates also is designing the Waterview Tower, an 82-story, 236-unit condominium building at 111 W. Wacker Dr. In this central Lake County suburb, Teng & Associates has been involved in creating a tax increment financing district around the village's Metra commuter rail station, which could include its residential development. The office complex, which represented about 60% of the available flex space in the village, is within a quarter mile of the Metra station.

However, a village study has determined the station area could be redeveloped with condominiums and townhouses aimed at young couples and retirees, with prices ranging from $140,000 to $250,000. Teng & Associates' site is in the second phase of redevelopment, according to the village's transit-oriented development study. In addition to tax increment financing, the village estimates it will need to spend $25 million in infrastructure improvements to the station area.
