Tratt's office/warehouse project will be located in the Santa Fe Business Center, near the corner of 44th Avenue and Highlands. It is scheduled for completion in summer 2006. Jeff Conrad, a principal with Lee & Associates Arizona's Phoenix office, represented both parties in the deal.

"What makes this particular property significant is that it will offer BNSF rail service, which is difficult to come by in the Phoenix market," says Conrad, who's preleasing the development. He tells GlobeSt.com that there is still room for one more tenant. The space's quoted rate is 37.5 cents per sf, triple net.
