Western Devcom Development Inc. of San Diego and Carefree Partners LLC of Phoenix are teaming on the 15-acre Surprise Office Center at 14239 W. Bell Rd. The just-launched preleasing campaign is quoting space at $26.50 per sf. Meanwhile, construction is scheduled to begin on a second building in early 2006. "There are no leases on [building] B yet, just some quotes to larger users," according to Jerry Roberts, senior vice president with CB Richard Ellis' Phoenix office, who's teaming with colleague Jim Fijan to lease the development.

Roberts tells GlobeSt.com that the targeted tenant mix includes financial planners, real estate companies, attorneys and accountants--in other words, professionals who can provide services to the fast-growing retirement communities in the area. The property, in fact, has already attracted two tenants, who have signed deals for a combined 11,000 sf. And, Roberts says, there are other deals in the pipeline.

"This is a community that has a huge need for financial services and similar services," Roberts says. "That's part of the dynamic out there." The general contractor for the project is A.R. Mays of Scottsdale and Archicon LLC of Phoenix is the architect.
