Houston-based Troubadour Ltd., a computer network services provider, will move its headquarters into a 5,120-sf office at One Park 10 Place, which has a quoted rate of $15.50 per sf. Troubador plans to take possession of the space "very shortly," says Doug Little, executive vice president of Houston's PM Realty Group, who represented the building owner, KBS Realty Advisors. Chad Beck of the Staubach Co.'s Houston office represented Troubadour in the lease negotiations for the 34,000-sf building at 16365 Park 10 Place.

Little says one of the lease concessions involves renovation of space that formerly housed Senior Connections Inc. He says the work will be done shortly, setting up Troubadour's move from 16225 Park 10 Place. "The space had to be completely renovated," he tells GlobeSt.com, adding that the renovation cost has averaged about $20 per sf.

However, the renovation of the offices is just a small part of an overall facelift that the building is receiving. "The landlord is committed to developing the building," Little says. "The lobby will be completely renovated and we're building covered parking as well."In the meantime, he adds, the new location is prefect for Troubadour because it allows room for expansion and promotes visibility. "It's a good property for a company like Troubadour," he adds.
