The early 1990s-constructed building, located at 43900 Schoenherr Rd., was on the market for approximately six months before the sale. During that time, according to Dennis Dilworth, the sellers received a number of offers, and came close to closing on a couple of occasions.

"This will end up being a retail outlet for Binson's," says Dilworth, a sales associate for Colliers International's Southfield office who represented State Farm in the transaction. "The buildings in that area are zoned in such a way that they can be re-zoned for retail." Binson's was represented by Keith Strnad with GMAC Real Estate/the Kee Group, based in Detroit.

Dilworth tells GlobeSt.com that for the past half-dozen years or so, he and his colleagues have sold approximately 14 buildings on behalf of State Farm across Michigan. The last piece of real estate remaining for the company, he notes, is a State Farm regional office in Marshall, which will remain the company's regional office for the time being.

The Schoenherr building, however, was a claim center and "they don't use those types of claim centers any more. They mainly make recommendations on where people can take their cars for parts, if there's an accident," Dilworth says, adding that the building doubled as a call center as well. "Most of the call staff is centralized these days, in the regional offices," he says.
