Lerner Enterprise, owner of the mall property that is located just inside the Capital Beltway in Prince George's County, has been contemplating a mixed-use plan for the site since it closed the three-decade-old mall in 2002. As per a 2002 Report of the Maryland Board of Revenue Estimates on Estimated Maryland Revenues, the "Landover Mall site is slated to become a mixed-use development property including office, medical and retail space." Dimension's plan calls for a 250-bed hospital building, a medical office, retail space predominantly for restaurants and a hotel.

While there are currently no other hospital-centric mixed-use projects on the front-burner in the area, a bevy of hospitals in the region are planning expansions and new developments. In June, the Council of the District of Columbia's Committee on Health began reviewing a joint proposal by Washington, DC and Howard University for a $400-million, 250-bed healthcare complex; in April, Shady Grove Adventist Hospital broke ground on a $99-million expansion of its Rockville campus that will include the addition of 200,000 sf; and the Anne Arundel Medical Center in Anne Arundel County announced in January that it will expand the hospital with the addition of a $200-million, nine-story building containing 69 private and acute care rooms.
