SAN MARCOS, CA-With all of the residential projects in play in the San Diego area, particularly in the condo conversion arena, it's only logical that retail projects would begin to piggyback the residential units. One such project underway is Twin Oaks Towne Center.The 25,000-sf neighborhood retail center recently broke ground. Tmack LLC is developing the project, which sits at the intersection of Twin Oaks Valley Road and Richmar Avenue.Though financial considerations and potential tenants were not yet available, local demographics show favorable dynamics for the adage, "retail follows rooftops." According to brokers associated with marketing the space, the site is located near the 800-unit Twin Oaks Valley Ranch. An additional 8,500 units are in the pipeline or already under construction in the area.The project is adjacent to the San Marcos Civic Center, the city library and more than 130,000 sf of office space, according to Joel Wilson and Reg Kobzi, brokers with CB Richard Ellis, who are responsible with leasing the project. The development, which is also situated between California State University San Marcos and Palomar College, is set to complete construction during the 1st quarter of 2006.Besides the residential growth, San Marcos is also experiencing a cultural boost, as the television show, Veronica Mars, is entirely filmed on location in the community. The teen drama employs 100 people full time and offers work for another 100 as extras. City officials have seen the residual boon of the show and would like to see a film studio in the area. One city official, Pia Harris-Ebert of the San Marcos City Council, estimates a studio could generate up to $50 million to the economy in the first year.
