The new Midtown outlet, at 2900 Smith Street, allows proximity to downtown, as well as customer convenience for pick-up and delivery. "They looked at other properties and found this was a great location for a retail type of service," says Tom Ford, senior vice president of Henry S. Miller Commercial's Houston office. He and Rollie Andre, also with Henry S. Miller Commercial, represented Ridgway's in the transaction while Sherry Rice with CSD Realty Co. in nearby Katy handled talks for the building owner, 2900 Smith Ltd.

Ford tells GlobeSt.com that the typical quoted rate for the 34,000-sf, class B building is $19 per sf annually. "They were a little lower in terms of that," he says. "They got some concessions too."

Ridgway will move into the new space within the next 30 days after a few renovations are finished. "The building owner contributed to renovations," Ford says.
