DEARBORN, MI-Excello Engineered Systems, LLC, a software development company that provides engineering work and consulting for the automotive industry, has just taken possession of its first office space in the area by signing a three-year deal for 1,355 sf at Dearborn Atrium.

According to Anthony Hopeck, a sales associate with the office group of Grubb & Ellis' Southfield, MI office, the transaction was a turnkey deal, meaning the office was "set up just the way they wanted, and all we had to add was new carpeting and some paint." Hopeck, who represented the landlord, Dearborn Tech, LLC adds that the quoted rate per sf was $20.50, plus electric annually. "We came close to that in the deal," he says.

Dearborn Atrium, located at 835 Mason St., is a 120,000 sf class A office building that began life as an old high school. Tenants include Ford Motor Co.'s technical team, as well as PlasTech. "The place is just about full," Hopeck tells GlobeSt.com. "We're currently putting together a final deal to bring the property up to 100% occupancy." Locally based Prudential Select Real Estate represented the tenant in the deal.
