According to Rick Danis, senior associate with locally based Grubb & Ellis|BRE Commercial LLC, the property at 8201 S. 48th St., was on the market for a couple months for $4.32 million before the contract came in from B&B Partnership of Tarzana, CA, which was represented by Bob Broyles of Colliers International's Phoenix office. The relatively short lease term remaining for the tenant, OmniMount Systems Inc., combined with an existing loan of $1.75 million at 7.62% interest, prevented many of the would-be buyers from taking more than a one-time look at the property.

"We had a few people kicking the tires. But this buyer, we liked his MO and we were pretty confident he was going to perform," says Danis who, with Paul Boyle and Kent Hanson, also with Grubb & Ellis|BRE Commercial, represented the seller.

Danis tells GlobeSt.com that the property's loan will be due at the same time that OmniMount's lease expires in spring 2008. In addition, he says the buyer most likely won't have to make too many improvements to the structure, which was built in 1998.

OmniMount designs and manufactures mounting equipment for speakers, televisions and other similar types of equipment. "This particular facility is a regional distribution and R&D facility for them," Danis says. "It's where they do their distribution and design work as well."
