On behalf of the property owners, locally based Lorig Associates LLC is seeking the in order to redevelop the three-acre property with residential-over-retail buildings. The rezone from Commercial 1 to Neighborhood Commercial 2 would increase the height limit from 40 feet to 65 feet, allowing for five stories of residential over the street-level retail.

The project is located at the center of the Greenlake residential urban village, which is designated by the city's neighborhood plan for higher density development. Lorig has not yet submitted for a master use permit for the development. However, it has signed or will be signing a binding property use and development agreement.

Lorig began seeking the rezone last November. Lorig Associates' Tom Bartholomew could not be reached this week for comment. In November, he told GlobeSt.com the early indication was that the site could hold approximately 250 housing units. The amount of retail space that that could be supported had not yet been determined. Parking was to be underground.

Vitamilk shuttered its Greenlake operation in August 2003. The family owned and operated dairy produced and distributed milk and ice cream from the location for more than 60 years. One of the owners is Daryl Vander Pol, whose father-in-law started the business.
