Dek Potts and Jim Meisel of GVA Advantis represented the seller and served as the sole brokers on the deal. Burtonsville Office Park sits at the intersection of Rte. 29 and Rte. 198 in southeast Montgomery County. The first three low-rise structures, 3901, 3905 and 3909 National Dr. were developed in the 1980s and feature 21,400, 46,400 and 21,400 sf, respectively, with the second and third structures deemed class A designations. The fourth building, 3919 National Dr. was developed in 2002 and offers 27,600 sf of class A space.

The property includes a pad site that can accommodate an office development as large as 30,000 sf. The portfolio is just over 97% occupied and is home to, among others, real estate companies Long & Foster, RE/Max Home Center and Weichert Realtors, the Council of Colleges of Acupuncture & Oriental Medicine and the Lawyers Advantage Title Group. "The property has historically performed very well, and as the growth in the area continues, we believe the new owner will see a similar performance," Meisel says.
