The firm will relocate from its current home at 1875 Connecticut Ave. NW in mid-2007. Robert Copito of Staubach represented the tenant, while Spaulding & Slye Colliers' Trip Howell and Amy Bowser stood in for building owner Louis Dreyfus Property Group. The lease is long-term, but further terms of the agreement have not been disclosed. Bowser tells GlobeSt.com that space at the trophy property is being marketed for rates in the upper $40s triple-net.

Designed by Kevin Roche John Dinkeloo and Associates, 1101 New York sits in the East End near the former Washington Convention Center site. In addition to class A office space, the 12-story structure will also feature a three-story underground parking facility and approximately 5,000 to 6,000 sf of ground-level retail space that is being marketed by Asadorian, Bowser says.

LeBouef Lamb will make its home on the top two-floors of the structure. The firm's lease leaves the property with a pre-lease occupancy level of 70%; the National Tax Practice of accounting giant Ernst & Young has already claimed the role of lead tenant, having pre-leased approximately 132,000 sf at the trophy property last year. According to a 2004 report by the Downtown DC Business Improvement District on development activity, 1101 New York will cost $160 million to complete. That figure includes land acquisition, as well as Centex's $50 million construction contract.
