The 12-story structure also features a fully occupied 25,000-sf ground-level retail area and a two-level parking facility. Washington Realty Group Inc.'s Eric Berson represented the tenant. Building owner Boston Properties was represented internally by Gregory Storrs.

A freestanding facility, 1333 New Hampshire occupies a spot facing a Metro station in the Dupont Circle neighborhood. The building underwent a comprehensive renovation in 1999, four years before Boston Properties acquired it in a $111.6-million deal.

"After completing a competitive process, renewing at 1333 New Hampshire Ave. ultimately made sense for Akin Gump from both a financial and operational standpoint," Berson says. Financial specifics of the transaction have not been disclosed.
