Ken Bellamy of Seattle-based TriMet Development, which developed the property in 2000 and 2001, tells GlobeSt.com that the selling entity, Blackriver-Rivertec LLC, includes TriMet, a family trust (Blackriver Tristar LLC) and a fund (Starwood TriMet Seattle Development I). The buyer, which Bellamy declined to name, is listed as Black River Park, a South Dakota LLC that lists its address as 3213 West Main St., Ste. 224 in Rapid City.

Tenants at Oakesdale include UPN Television, Beneficial Life Insurance, Countrywide Home Loans, Wells Fargo, a regional office for Jack In The Box and DHL Danzas. Vacancy in the park includes the 16,000-sf second floor of Building B and a 9,260-sf space in Building E, according to officespace.com. The seven other vacancies are between 2,000 sf and 5,000 sf, including some shell space. The asking net rental rate is $15 per sf per year.
