CHICAGO-URS Corp., an engineering firm with offices at 122 S. Michigan Ave. and 1701 Golf Rd. in Rolling Meadows, is consolidating operations in 51,600 sf at 100 S. Wacker Dr. Brokers from Studley say their client received a package of concessions totaling about $2.8 million, which along with a location near two Metra commuter rail terminals, helped sway the engineering firm's decision.

"The soft downtown market paved the way for a consolidation strategy," admits Studley executive managing director Steve LaKind, adding the new location is 8,500 sf smaller than the combined space the firm had in the East Loop and Northwest suburbs. LaKind represented URS Corp. along with executive managing director Adam Singer in negotiations with Lincoln Property Co. leasing specialist Joe Alberts.

Although terms were not disclosed, asking lease rates at the 532,233-sf 100 S. Wacker Dr. are $16.75 per sf, according to Black's Guide, with vacancy at 9%. In addition to paying for build-out of the new space, Lincoln Property Co. also assumes URS Corp.'s remaining lease term with Prime Group Realty Trust at 1701 Golf Rd., according to Studley.
