The class A facility will carry the address of 4321 Collington Rd., and will occupy a nearly seven-acre parcel near Route 50 in Prince George's County. The site is near the 900,000-sf Bowie Town Center shopping mall and about 15 miles from the Baltimore Washington International Airport.

Bowie Corporate Center will be a five-story environmentally friendly building that is expected to qualify for the US Green Building Council's LEED certification. "The market is responding favorably to Bowie Corporate Center's green design," says David McClatchy of Scheer Partners Inc., which has been charged with handling leasing activities.

Sheer Partners is currently marketing space at the Barry Dunn & Associates-designed property for $29.50 to $30.50 per sf. According to Transwestern Commercial Services' October 2005 Market Watch Report, the vacancy rate among office buildings developed in 1985 and beyond in the Bowie/Marlboro/South Prince George's County submarket is 5.7%. Hubert Construction LLC is on board as the general contractor and is on schedule to wrap up construction of the office project in August of next year.
