The six-year-old buildings are in a two-million-sf office complex that is 90% leased, well above average for the East-West Corridor. Vacancy in the 18.6-million-sf western end of the East-West submarket, including available sublease space, stood at 21.2% entering the fourth quarter, according to Delta Associates. "The buildings' quality, location and outstanding tenancy made this a very attractive acquisition," says Chicago-based KBS Realty Advisors senior vice president Bill Rogalla.

The Newport, CA-based buyer already owns the 540,157-sf Oak Creek office complex in Lombard on the eastern end of the East-West Corridor. Also on the western end, KBS Realty Advisors owns the 163,080-sf One Energy Center property at 48 Shuman Blvd. in nearby Naperville. The company has another 156,000 sf of holdings in Darien.

David Justh, Rana Lee and Raymond Zanca with CB Richard Ellis brokered the deal. Cantera Business Park is bordered by a recently built 175,000-sf Super Target with another 18,000 sf of retail space occupied by tenants including a Bank of America branch, Starbucks and Potbelly Sandwich Works.
