CHINO, CA-The Evans Co. of Palm Desert plans to develop a $20 million, 107,000-sf grocery-anchored center called Euclid Plaza that will be designed by KKE Architects Inc. and will occupy a site at the southwest corner of Euclid and Schaefer avenues, according to the developer and the architect. The project will be designed by the Pasadena office of KKE, which is headquartered in Minneapolis and also maintains offices in Irvine and Las Vegas.The development site is within the East Chino Specific Plan and Ontario’s New Model Colony, a new master-planned community. Fred and Rick Evans of the Evans Co. say that KKE, in addition to designing the project, will represent the Evans Co. for entitlement processing.The developer and KKE recently submitted initial schematic designs to the city’s design review committee for approval. Once conceptual design and entitlement are approved, construction should begin by spring 2006 and is expected to be completed by late 2006 or early 2007, they say.Brian Arial, KKE’s managing principal, points out that Euclid Plaza will be located on the border of Chino and Ontario, along a major transportation corridor for the surrounding area. The area is home to one of the fast growing residential populations in the Inland Empire, where it is expected that within the project’s five-mile trade area, the population will grow by 73% to 429,668 by end of 2007.The Evans Co. is also developing the Village at University Park in Palm Desert, which will include 100,000 sf of retail space, 130,000 sf of office space and a Homewood Suites hotel. The development site is a 25-acre tract next to the I-10 Freeway.
