CARLSBAD, CA-Southern California-based developer Davis Partners has broken ground on Greyhawk Business Park, the first phase of the master-planned Palomar Forum. The Greyhawk project calls for one and two-story units/buildings for sale totaling over 205,000 sf.According to Andy Melzer of Grubb & Ellis|BRE Commercial, who along with Don Grant and Karen Fuller, is marketing the project, Greyhawk Business Park is experiencing strong early activity "with 30% of the project already pre-committed for purchase," Melzer says.The $41-million project will consist of 28 units/buildings totaling over 200,000 sf. In the first phase, the center will contain buildings ranging in size from 4,000 sf to 13,500 sf.The second project, Palomar Forum West, will consist of 150,000 sf in its first phase but will total 270,000 sf upon completion of its final phase. The multi-tenant business center's units will range in size from 1,000 sf to 4,000 sf.The last project, Palomar Concourse, will be a 75,000-sf, two-story, class A, multi-tenant office building to be built by SW Properties. An adjacent lot spanning 7.6 acres is being reserved for future development. "Lot 3 will be approximately 100,000 sf of buildings when it is completed, which will be the last phase of the Palomar Forum," Grant tells Globest.com.In all, Palomar Forum will be a 430,000-sf office park consisting of eight parcels spanning in size from 2.1 to 13.5 acres. The master-planned project is a collaboration between Grubb & Ellis|BRE Commercial who will handle the marketing aspects and the developer, Southern California-based Davis Partners. The 50-acre Palomar Forum is located at the northeast corner of Melrose Drive and Palomar airport and is expected to take approximately three to four years to complete."Davis Partners' new project fits well with the Carlsbad market as it matures and brings high quality and excellent design features that Davis Partners is known for," says Grant.
