SAN DIEGO-With the sale of Centerpark Plaza and Sorrento Tech Business Park, the Shidler Group closes out a 15-building R&D portfolio it acquired in August 2004. The portfolio counted 438,142 sf spread out over three business parks--Centerpark, Sorrento and Pacific Point.Shidler picked up the properties for $61.9 million from Mullrock Umbrella LLC, which is a partnership between the Muller Co. and Rockwood Capital. In all, the firm netted $91.8 million on the assets in four separate transactions.In these latest deals, Rreef acquired Centerpark Plaza for just under $41.8 million. The park includes 204,139 sf in eight single-story R&D buildings and one two-story office building in a campus setting. Matt Root, a partner with Shidler, says Rreef "has been an active acquirer of commercial properties in the San Diego market this year." The Centerpark acquisition fits the Rreef model, he adds.Jay Borzi, Stephen Silk, Adam Edwards and Daniel Broderick of Secured Capital Corp. and Eric Northbrook of Cushman & Wakefield/CREA represented Shidler in the deal. Rreef was represented in-house.Sorrento Tech Business Park, a 93,460-sf complex, was sold in two parts. In April, Shidler sold a 30,097-sf R&D building to Bixbykibbee LLC. This month, Shidler, through its private REIT, Pacific Office Properties Trust, acquired 37,886-sf and 25,477-sf R&D buildings for just under $14.8 million.Bob Prendergast and Lynn LaChapelle of Burnham Real Estate represented Shidler in the April deal while Brian Driscoll of Colliers International represented the firm in the December deal.As earlier reported on Globest.com, Qualcomm Inc, a wireless communications firm, bought Pacific Point Business Park for $30.7 million. The company bought the property with the intention of occupying 100% of the three-building business park."This sale validates the strength of the Sorrento Mesa R&D market," Root told Globest.com at the time of the deal. Pacific Point Business Park is located on Pacific Center Boulevard and consists of three buildings totaling 54,712 sf, 44,869 sf and 41,340 sf. Eric Northbrook and Lars Platt of Cushman & Wakefield/CREA represented Shidler, while Bill Fleck and Scott Ginsburg of The Staubach Company represented Qualcomm.
