Cost of development remains in flux, Dodge tells GlobeSt.com, as they hinge on the tenant improvements required by a second anchor tenant. That likely will be a branch bank, Dodge adds. His group's proposal was recently endorsed by the plan commission.
"The main anchor at the property is Staples," says 21st Alderman Howard B. Brookins Jr. "We need shopping in my ward; we're really excited about this company coming into the community."
The 7.1-acre site is owned by All-Style Iron Products Inc., which has operations on the site, as well as a Highland Park-based owner that leased space to a home remodeling supply company, according to the Department of Planning and Development. Nine industrial buildings will be demolished to make way for the shopping center.
The site also is east of the 500,000-sf Chatham Market Shopping Center, which will include a Lowe's, Bed Bath & Beyond, Sports Authority and a Staples competitor, Office Depot, when completed.
While Berkshire-West 87th Street LLC is seeking a zoning change, the shopping center's size will be less than 20% of what could be built on the property, according to the Department of Planning and Development.
