Eutek Systems Lease 9,300 SF at Suntech 3

HILLSBORO, OR-Bedford Property Investors acquired the building empty in August 2004, a few months after acquiring two fully leased buildings in the same business park. The building is now 50% leased.

HILLSBORO, OR-Eutek Systems has leased 9,300 sf of office and warehouse space in Suntech 3, one of three buildings here that comprise Suntech Corporate Park. Bedford Property Investors acquired the 83,250-sf building empty for $126 per sf in August 2004, a few months after acquiring Suntech 1 & 2, two fully leased buildings in the same business park. Suntech 3 is now 50% leased.

Eutek, a maker of grit removal systems for water treatment plants, signed a 76-month lease for Suntech 3, which is located at 2925 NW Aloclek Dr. The blended asking rate for the space was $0.76 per sf per month, and the effective rate on the negotiated lease is believed to be very close to that amount.

The deal included a tenant improvement allowance. The parties involved did not discuss the allowance, but a typical allowance would come in around $30 per sf.
