GRAND PRAIRIE, TX-A Chicago company that designs and distributes booths for trade shows has set up shop in 25,000 sf of office and warehouse space in Grand Prairie under a 15-month sublease that gave the firm a deal under the market rate. Michael Spain with the Bradford Company in Dallas tells GlobeSt.com that 2B Exhibits Inc. signed a lease deal late last week and moved into the 1252 Avenue T building the next day in a bid to quickly establish a home base in Texas."They really felt the Dallas-Fort Worth area was more central to their business and gave them access to both east and west coast," says Spain, noting that the deal gave the company more than ample space to accommodate growth.The lease fills a void left by Gear 4, a distributor of specialty sports items, which relocated from the Avenue T and 113th Street property, located in the Great Southwest Industrial District, to Arlington, TX.Spain says the Chicago firm selected the location, which features 4,000 sf of office space along with an air conditioned warehouse, because of the aggressive rate deal negotiated with landlord, Duke Realty. "It might be a bit bigger than what they needed but given our aggressiveness on rates and the 15 months left on the lease, it gave them some flexibility and allowed them to grow down the line," says Spain.Terms of the lease were not disclosed but Spain said the market rate for similar property in the Grand Prairie area is in the $1.50 to $2 net per sf price range. Spain handled the transaction for the landlord while Mike Walker with Walker Texas Realtors represented the tenant.
