Gluckman, who heads Maitland-based General Counsel Advisors PA, is betting $1.5 million--the aggregate value of his lease--that his venture will fly with solo practitioners who need to be near Orange County Courthouse doors. The 17-year-old Bank of America Center, at Orange Avenue and Livingston Street, is directly across from the 25-story, one-million-sf Courthouse building. The 430,000-sf bank building is 85% leased.

"There is a niche opportunity that is currently underserved," Gluckman says. "We will provide offices and office solutions in an atmosphere that is ideal for conducting legal business." The 29 individual offices are sized from 100 sf to 300 sf. Monthly rent starts at $650 and includes the use of a receptionist, conference room, kitchen and high-speed copy center.

The Legal Practice Advisory Group in the Orlando office of Trammell Crow Co. generated momentum for the executive suites venture, Gluckman says. Trammell Crow is the exclusive strategic commercial real estate advisor to the 1,300-lawyer Orange County Bar Association. Dan Caligiuri and Jason Schrago, senior vice presidents at Trammell Crow, lead the tenant representation sector at their office.
