The six-story, 78,000-sf building has 65,000 sf of class A office space as well as 13,000 sf of retail space. The office space is fully leased to the Arnell Group, a subsidiary of Omnicom and MAC Cosmetics, which is a subsidiary of Estee Lauder. The retail portion is taken up by Lacoste, Swiss Army Retail, among others. A CB Richard Ellis team brokered the deal for KBS/Kaufman. Talmadge was represented by CBRE's Bill Shanahan. The property will be managed by Kaufman Management with Kaufman/Adler Realty overseeing the leasing.

KBS also counts the 287,000-sf 245 Fifth Ave as part of its portfolio. Soho has been a hotbed of activity of late. Lighthouse Real Estate Ventures recently received a use variance permitting residential development of 350 West Broadway. Martin Lawrence Galleries purchased the 3,000-sf space it has been leasing for more than 20 years at 457 West Broadway. The retailer chose to purchase the co-op after the estate of its former owner, Vance Jordan, made the decision to sell. The gallery already owns a second commercial co-op on Wooster Street.
