SAUK VILLAGE, IL-Warehouse Specialists Inc. is the lone tenant at LogistiCenter at Sauk Village, but DP Partners is betting the trailblazer will have company next year. The Reno, NV-based developer is adding 364,000 sf to its first building, at 21700 Mark Collins Dr., which would increase its size to 776,615 sf.
Appleton, WI-based Warehouse Specialists has moved into its 308,000 sf, which would leave 468,000 sf available to other takers when the addition is completed this summer. "The demand for class A industrial space in a market with unsurpassed access to virtually all modes of transportation is what is driving the expansion," says DP Partners chief operating officer Aaron H. Paris. The industrial park, a public/private joint venture with the village of Sauk Village, is bounded by the Elgin, Joliet and Eastern Railway tracks as well as Route 394.
The addition could accommodate one user, or up to eight more, as it is being built with seven panels that could be knocked out to meet tenant needs. When completed, LogistiCenter at Sauk Village is expected to have five million sf of high-cube distribution space. The $150-million industrial park also is expected to create more than 1,500 jobs and generate $60 million in local tax revenue during the next 20 years.
