Built in 1982 and renovated in 1998, Williams Center is a class A office property comprised of two towers centrally located in Downtown Tulsa. Occupancy was 86% at the end of the third quarter, a source with Trizec tells GlobeSt.com. Major tenants were Samson Investment Co. (173,000 sf) and American Electric Power (122,000sf).
Trizec acquired the property in December 1998. It paid about $36 million for the property and most recently held it on its books at about $43 million, according to SEC filings. Information on Metropolitan Real Estate Investors LLC was not immediately available.
Williams Center I & II was the property in the market owned by Trizec. The company has been systematically recycling capital from 10 non-core markets over the past two years.
