DENVER-Gart Properties said late Wednesday that is closing its Eat Up food court at 16th and California streets on March 31. The nine food court tenants, which include Sbarro, Thai Chinese Gourmet, Subway, will be offered space at the nearby Champa Center at 1616 Champa St. The locally based Creekside Development purchased the Champa building last month and plans a major redevelopment there. The 16th Street Mall is a street that is runs the length of Downtown Denver, and is often described as Downtown’s “spine.” Both Champa Center and the Gart space are on mall property, and the consolidation of these two food courts will make 35,000 sf of prime commercial space available. Existing food court vendors will have the potential for increased business by the consolidation of these two dining destinations into one. The Champa Center location is expected to attract a larger number of people to the newly expanded food court by offering more culinary diversity in a single setting and creating one robust dining environment. This is instead of having two competitive and less successful food courts, says Mark Sidell, president of Gart Properties.

“We definitely consider this consolidation to be a ‘win-win-win’ situation,” Sidell tells GlobeSt.com. “Food vendors have the opportunity to be in a fresh, new setting with a higher concentration of customers; the Downtown Denver lunch crowd will benefit from having more food options located in a single, convenient setting; and Gart Properties will have the opportunity to identify a tenant that would benefit from the strategic location of this space.”

Gart Properties anticipates considerable interest in the space with its central Downtown address and its corner location that serves as a stop for both light rail and the free 16th Street Mall shuttle.
