"The Southeast Denver office market seemed to gain momentum at the end of the third quarter and sustained itself through the holidays," the team notes in its most recent report. "We believe this momentum will continue into 2006. Class A leases rates should increase by 10% during 2006 with class B rates flat for the first half of the year and 5% increase by year's end."

In November, the team completed 16 deals for a total of 133,079 sf. The largest deal was an office lease of 33,108 sf for ESM at 8740 Lucent Blvd. in Highlands Ranch. The smallest deal was 1,429 sf for Scott Kozak at Shea Center.

In December, the office team completed 27 deals. The largest deal was a 93,863 sf sale for CT Westgold LLC at Westgold Centre. The smallest deal was a 992 sf lease for the Horace Mann Service Corp. at County Club Park.
