OTAY MESA, CA-The $25.5-million Opus Crossing industrial development has reached 52% occupancy in its first phase. The two-phase project, being developed by Opus West, will consist of 320,885 sf and eight buildings on 18 acres.Three of the four buildings in Phase I were sold prior to completion. Opus West is also in the process of converting two additional buildings into industrial condominiums that will be available for sale or lease.Building One is comprised of 28,468 sf on 1.63 acres and will be occupied by Kang & Choi LLC of San Diego. Hoon Imports acquired Building Two, a 23,734-sf development on 1.27 acres, and ATC Logistics Inc. will occupy Building Three, a 32,473-sf building on 1.84 acres."The confluence of rapidly escalating land values and spiraling construction costs will eliminate the ability to deliver this type of core industrial product to market at this price point in the future," says Chris Wood, senior director of real estate for Opus West.Opus Crossing is located at Britannia Boulevard and Airway Road in Otay Mesa, approximately two miles from the United States/Mexico border. Shane Harmon, Rob Hixson and Rich Kwasny, with CB Richard Ellis, represented Opus West in the Phase I sales.Upon conversion to industrial condos, the two remaining buildings will offer units from 8,000 sf to 15,500 sf. Each building provides 24' interior clear height and concrete trucking courts.One of the buildings totals 78,964 sf and features a 1.9 per 1000-sf parking ratio, with 28 dock high loading positions. The other building is 72,208 sf and features a 1.6 per 1,000-sf parking ratio, with three dock high loading positions.Opus West is also currently developing Opus Point, a 583,000-sf development in Carlsbad comprised of office, R&D and manufacturing buildings. Completion on the development is expected later this year.
