MONTEBELLO, CA-Overton Moore Properties of Gardena has kicked off construction of its 112,000-sf Montebello Business Center along Telegraph Road at the Santa Ana Freeway. OMP expects to have the project completed and ready for occupancy in July, according to Timur Tecimer, president of the company.

Montebello Business Center is part of a nine-acre site that OMP acquired from the Esselte Corp. in April 2005. The site consists of an 115,000-sf distribution building with five acres of excess land. OMP is developing Montebello Business Center on the excess land.

The new project will consist of one building with 17 industrial condominium units ranging from 3,657 sf to 23,422 sf. The units will be designed to fit a variety of retail, service center and industrial user needs.

Tecimer says that prospective buyers of the buildings have shown "tremendous interest" in the project. The listing brokers for Montebello Business Center include Dave Hess and Mike Foley of Trammell Crow Co. and John McMillan and Jeff Sanita of Cushman & Wakefield. Martinez Design group is the architect, and OMP has selected Millie & Severson as the general contractor.

Overton Moore plans to sell the 115,000-sf building that was already on the site. The building is in escrow and is expected to close by the end of this month.
