Seattle Firm Buys Land With 683,000-SF Potential

DENVER-Kennedy & Associates pays $13.75 million for more than 1.75 acres Wewatta Street and 15th, in the Central Platte Valley. The site can handle two office buildings with a total of more than 683,212 sf.

DENVER-Seattle-based Kennedy & Associates recently paid $13.75 million for more than 1.75 acres in what is known as Blacks 19A, 19B and 19C at Wewatta Street and 15th, in the Central Platte Valley. The land is across the street from the Legacy Plaza building that Legacy Partners developed for Kennedy & Associates several years ago. That class A building, the newest office tower in the valley, serves as the world headquarters for the Gates Co., which moved from its long home at Interstate 25 and Broadway.

The site, in an area known as the Commons, was sold by WoDo, an entity created by the Trillium Co. Trillium, headed by David Syre, is based in Bellingham, WA. The site can handle two office buildings with a total of more than 683,212 sf. One lot is zoned for a 17-story, 250-foot building with a maximum of 423,212 sf. Another lot is zoned for a nine-story, 260,000-sf building.
