LOVELAND, CO-McWhinney Enterprises in April will break ground on the first office-condominiums in its 3,000-acre Centerra community in this North Colorado city. The new units, priced from about $187.50 per sf to $197.50 per sf, will be built near the entrance of Centerra at Rocky Mountain Avenue and McWhinney Boulevard. Occupancy will take place as early as November. Not only are these the first office-condos at Centerra, but the first commercial space for sale to smaller users.

Demand for ownership of real estate at Centerra has been so strong that until now ownership has been reserved for large users, such as the Medical Center of the Rockies. The office-condos are “possibly the best investment opportunity in Northern Colorado, since Troy and Chad McWhinney’s great-grandfather secured his first land grant from US President Andrew Jackson in 1866,” says Ron Kuehl, vice president of real estate for McWhinney Enterprises. “We have heard from our clients that this is the product type they want to own and we feel it is important to listen to your customers.”

The community will be made up of four buildings totaling 56,000 sf. With each building at 13,000 sf to 16,000 sf, the two-story towers will be divisible into suites as small as 2,000 sf. The condominiums will feature prairie-style architecture, utilizing masonry and stone finishes. There will also be shared parking at a ratio of four spaces per 1,000 sf.
