PERRYVILLE, MD-Development activity has begun on TradeCenter@95, a bulk distribution facility that will contain as much as 1.2 million sf within the 800-acre Principio Business Park. NDC Capital Partners has joined with Champion Partners Group to finance the project, which will cost an estimated $50 million to complete.

Located in Cecil County, TradeCenter sits off I-95 and is within a 12-hour commute of major Mid-Atlantic and East Coast ports. The project will be constructed in two phases, with the first phase being a spec development. It will consist of 600,000 sf to be contained in a rectangular-shaped structure that can be separated into two facilities or expanded. Phase I will carry a price tag of approximately $30 million.

Phase II will be developed based on demand or in a build-to-suit scenario, and will have a cost in the low-$30 million range. TradeCenter will be marketed to a multitude of different industries. "The rationale behind our investment is based on the fact that a lot of the distribution center vacancy involves functionally obsolete product," NDC principal Eric D. Jones tells GlobeSt.com. "There is a trend toward state-of-the-art bulk distribution. TradeCenter is in a more cost-effective area compared to New Jersey, Philadelphia and the area near Baltimore Washington International Airport in South Baltimore." He notes that it is located in an enterprise zone so it provides the same coverage of the East Coast but at a discount. The initial phase is on schedule to deliver in about 12 months.
