JM Zell Partners Ltd. represented DAI. Additional terms of the lease agreement have not been disclosed, however, property owner Polinger Shannon & Luchs Co. markets space at the class A property for $36.50 per sf. Designed by the architectural firm of Kishimoto Gordon PC, Bethesda Place II was developed by Polinger Shannon nearly six years ago.

The 11-story building is located near the Capital Beltway at 7600 Wisconsin Ave. and is also home to Potomac Realty Trust, which signed a seven-year deal with InforMax in March 2005 for an 18,000-sf space that InforMax had subleased from the energy company. DAI executive vice president Joan Parker, explaining the company's desire to stay in the city that has been its home for the last 15 years, says "Bethesda is convenient for our commuting staff, close to our customers, and has outstanding amenities."

With DAI's commitment, Bethesda Place II's occupancy level is now at the upper 90% level. The organization, which initiated the relocation in an effort to accommodate its growing business, plans to make the move to its new digs in July.
