The research, collated and analyzed by Robert S. Benton & Associates Inc., puts average occupancy at 59.9% versus 57.7% a year ago. Only one month last year, March, failed to beat the prior year's same month analysis. In March 2005, the average occupancy rate was 59.9% in comparison to 60.1% in March 2004.
Last December, the average occupancy rate hit 46.8%, a 0.5 point hike for the same period a year ago. But the average room rate soared to the highest monthly average of the year--a record $127.03 or an 11.9% increase from the December 2004 average of $96.65.
Last year, the highest average room rate, $319.31, was found in the glitzy ski resort of Aspen. In 2004, Aspen's average room cost $308.17. However, the resort town's average occupancy fell to 58.5% in 2005 from 59.2% in 2004.
In Vail, last year's average room rate stood at $236.41; it was $214.97 in 2004. The average occupancy rate in Vail last year also fell slightly, ending at 53.1% in comparison to 54% for the prior year.
All resorts in Colorado showed an overall occupancy rate last year of 49.6% and $204.77 average room rate. In 2004, the averages were 46.3% and $190.61.
In Colorado Springs, the second largest city in the state following Denver, the level I or class A hotels dropped a point in the year-to-year analysis, with last year resulting I a 64% occupancy. However, the average room rate rose to $88.34 from $82.24. Level II hotels in Colorado Springs showed an average room rate of $61.63; it was $57.34 in 2004. Colorado Springs' average occupancy was 53.7% last year and 51.6% in 2004.
