NEW YORK CITY-Faced with the need to be up and running before a long-term lease could be signed, Weaver Multimedia Group has found a temporary home in eemerge’s space at 28 W. 44 St. In total, Weaver is moving into two offices, or roughly 4,000 sf, which can accommodate six people.The Denver-based media company needed to set up shop in the city after signing a five-year contract with NYC & Co., the city’s tourism marketing organization. However, it has yet to finalize a deal for approximately 4,000 sf of office space at SL Green’s 19 W. 44 St. property. Weaver specializes in creating media programs for the travel and tourism industry.”We worked with Weaver to find a solution for a tenant who needed to be operational before a lease was signed,” Melissa Libner, senior managing director of eemerge, tells GlobeSt.com. “eemerge is a short and quick process. There is no downtime.” Libner declined to disclose the rental rates; however, she explains that Weaver’s deal with the SL Green wholly owned affiliate includes furniture, electric, nightly cleaning, all utilities, a receptionist, conference room time and pantry use. Ancillary services are also available, such as fax services, and full-time IT resources are available, she adds.Libner negotiated for eemerge. CB Richard Ellis senior associates Jodi Roberts and Matthew Bergey negotiated for Weaver.According to Libner, eemerge has two locations. She says that leases at 28 W. 44th St. average between six months and one year, and that it is a little more established than its other property at 444 Ninth Ave. “Some tenants have been with us for five years and some for five days. It depends on their needs.”The temporary flex space concept has become more popular over the last five years and a few landlords have adopted the concept into their portfolios, she adds.
