COLORADO SPRINGS-Western Forge, a tool manufacturing company that is relocating from North Carolina, recently signed a four-year sublease deal in a 93,666-sf manufacturing facility at 618 Garden of the Gods Rd. Western Forge, which will use the space to manufacture screwdrivers and other hand tools for major corporations such as Sears Roebuck & Co., subleased the space from SCA North America.

The sublease deal was put together by John McDaniel, associate director of portfolio account management for Dallas-based Mohr Partners. The deal will save SCA more than $1.3 million in "cost avoidance." In other words, the sublease provides a "solution that will reduce real estate operating costs for SCA," McDaniel says.

SCA is a manufacturer of tissue, protective packaging and incontinence care products. This represents a large industrial lease in Colorado Springs, the second largest city in Colorado. Mohr is an international corporate real estate service, advisory and consulting firm that has 17 US offices.
