WILLIAMSBURG, VA-Prime Outlets, which made the purchase under the name Lightstone Group, closed on its acquisition of the 68,000-sf Ewell Station Shopping Center. The firm purchased the site from Ewell Station Inc. for $14.5 million.

The seller relied on the assistance of Mark Remington of Holliday Fenoglio Fowler LP. The acquisition included a six-acre parcel of developable land across from the grocery-anchored retail property, which occupies seven acres.

Located at 5601 Richmond Rd. off I-64 in historic Williamsburg, Ewell Station was developed in the early 1990s. In addition to anchor Food Lion, which has a 20-year lease on its space with options for renewal, the 97% occupied shopping center is also home to H&R Block, RiteAid and Subway. "Both the buyer and seller score big wins with this transaction," Remington says. "The buyer gets the 13 plus acres to expand its highly successful Williamsburg Prime Outlets and the seller received top dollar in a strong investment market."
