LONG ISLAND CITY-Silvercup Studios West, which will include office, residential, production facilities, studios and cultural amenities, is moving its way through the city's public review process. The 2.6 million-sf, approximately $1-billion plan calls for the development of eight new soundstages, other production and studio support space as well as residential apartments, commercial office space and a home for a cultural institution.

The new project is to be built on a six-acre waterfront site just south of the Queensboro Bridge and six blocks west of Silvercup Studios' main facility. It is now undergoing the city's seven-month public Uniform Land Use Review Process. The plan calls for 1,000 residential units, approximately 665,000 sf for office and retail, a 100,000 cultural institution and a 40,000 sf catering hall.

As previously reported by GlobeSt.com, in 2003, London's Lord Richard Rogers and the New York office of NBBJ were selected to design the development. At that time, Guy Geier, principal at NBBJ, said Silvercup had a need for additional studio space, but was interested in attracting cultural institutions, residential and some retail to create an active waterfront.

"The new complex will bolster our industry while also meeting other important objectives such as creating housing and opening the waterfront for public access," says Silvercup CEO Alan Suna. Silvercup is co-owned by Alan Suna and Stuart Match Suna. The project will create an estimated 2,200 construction jobs, 3,900 permanent jobs and an additional 2,500 indirect jobs.

The Silvercup West facility is adjacent to the landmark property known as the New York Architectural Terra Cotta Company building. As part of the redevelopment of the site, Silvercup Studios will be restoring the landmark for future reuse. The project will also incorporate environmentally sustainable green building features such as grey water retention and reuse, a green roof, and an energy efficient building design.

Silvercup Studios opened its first studio in 1983 in the former Silvercup Bakery Today, with its expansion of Silvercup Studios East in 1999, there is more than 400,000 sf in 18 studios, on-site production offices and extensive set, prop and wardrobe storage areas.
