Winthrop Realty Trust bought 550-560 and 701 Warrenville Rd. outright for $31.8 million while the vacant 54,735-sf 1050 Warrenville Rd. was bought for $3.5 million with Chicago-based Marc Realty holding a 40% stake. The wholly owned properties are 97% occupied.
The two 19-year-old buildings at 550 and 560 Warrenville Rd. total 172,695 sf and are on a 64.3-acre site, while the 20-year-old building at 1050 Warrenville Rd. includes 13.8 acres. Prentiss Properties owned those assets since 1994, according to property records, getting a $26-million mortgage on them in 1999. Property records show the Dallas-based REIT paid $10.4 million for the 66,958-sf 701 Warrenville Rd. in 1998, when it was 10 years old.
