Allen Group Begins Work on Nearly 78,000-SF Project

CARLSBAD, CA-The Allen Group is beginning work on Kelly Corporate Center IV. The concrete tilt-up office building will total 77,500 sf at build-out.

CARLSBAD, CA-The attitude for new office product continues its positive note as evidenced by the flurry of new projects to break ground lately. The latest project to begin construction is Kelly Corporate Center IV. Financial considerations on the project were not available.The Allen Group, the project developer, has already begun work on the 77,500-sf concrete tilt-up office building. The property is located at 1000 Aviara Parkway. Smith Consulting Architects is the project architect.The project is a joint venture between the Allen Group and the Kelly family. In all, Kelly Corporate Center is a four-phase, 21-acre master-planned office park. Although the property has the IV associated with it, it is actually the third phase of the project.At build-out, the project will total four office buildings encompassing 250,000 sf. Kelly Corporate Center I, completed in 2001, is a two-story, 72,000-sf multi-tenant office building. Kelly Corporate Center II, completed in 2002, is a two-story 50,000-sf office property developed for the US Department of Fish and Wildlife.As for Kelly Corporate Center IV, the property includes one three-story office building. The property is being designed with a flexibility, according to officials with Smith Consulting Architects. The project will be designed to house a single, major tenant, or could be leased out to multi-tenants. Completion on the site is set for July.
