Cousins expects to break ground by fall on Terminus 200, the planned new office property near Terminus 100 that is under construction at Peachtree and Piedmont roads, according to city hall sources. The $170-million, 651,000-sf Terminus 100 is being developed at a cost of $261 per sf, as GlobeSt.com previously reported. The property is 42% preleased.

Two 40-story residential towers are planned behind the development's 1,700-space parking deck facing Piedmont Road. Another 20-story, 150-unit building is planned atop the parking facility. Racing Cousins to erect and lease up the new class A properties are Chicago-based Trizec Properties and locally based Regent Partners, as GlobeSt.com also previously reported.

Trizec and Regent are scouting the nation for tenants to sign large-space leases that would enable the developers to begin construction on their new projects. Trizec has a site on GA 400 and Lenox Road. Regent has land on Peachtree Street where Cousins has already started preliminary site work on 615 Peachtree, a planned residential condo community on the site of a to-be-demolished Wachovia bank building, as GlobeSt.com previously reported.
